May Home Tour of HHI Sea Pines Resort - Vertically

Before we go any further


YES, I realize that the video was shot vertically with my iPhone(tm) and I forgot to hold it horizontally. For those of you who will be so kind as to suggest that I download the app "Horizon", yep, I've now done that and I promise that in the future my terrific videos will be done appropriately. I do hope that you will enjoy this video nonetheless. I saw 19 homes on the tour this week and this is just a sampling!




Every Wednesday, another area of Hilton Head Island is featured on a Realtor(R) tour. Now, some folks feel that it's a waste of time; I feel that it gives me a distinct advantage when speaking with customers and prospective clients. It gives a very clear overview of comparables and when, as this week, I'm searching for particular properties for clients, it really gives me the ability to notify folks immediately since these properties are newly on the market.


The homes I previewed ranged in price for a darling home (4 Possum Lane) at $299,000 in the Club Course area to a stunning oceanfront home (21 Oyster Catcher Road) listed for $3,695,000. I evaluate these homes in their categories the same way a buyer does; there are expected features in each home no matter the price range. Upper tier homes have luxury features; pretty simple really. My clients who are contemplating buying these homes have particular expectations. The nature of the view, the finishes throughout the home, the master bathroom spa-like features, the kitchen appliances, etc.just to name a few.


I will say, that though I didn't add this home to the video, I really loved 14 Sandhill Crane Road.  I felt it was well-priced, great location, fit into the market well, I can easily promote this to clients in this price range, and had the proper features.




51 Wood Duck Road - Club Course area. As you enter the main gate in Sea Pines Resort, if you take the first right onto Club Course Drive, then turn left onto Governors Road, you'll come to Wood Duck Road. Named for the beautiful Wood Ducks that actually fly through and enjoy the large lagoon, this is a lovely area and is mostly residential with very few, if any, short term rentals. Truth be told, I was indeed previewing this for a long-time client - you'd better hurry and call me if you're interested!


5 Atlantic Pointe - This area in Sea Pines, as I mention in the video is very sought after. It is separately gated within the Resort, it has superior beach access, has its own community pool, is right on the Ocean Golf Course, and to be frank, is very exclusive.


12 Portside Villas - I'll tell you I honestly had never been in one of these homes since they are rarely on the market. Having 4 bedrooms on the island is rare in a 'villa' and this is really terrific. The rentals would be very strong since it is right in the heart of South Beach - known for the marina, water sports, tennis, and the every popular Salty Dog restaurant. The water views are sweeping, and the beach is only steps away.
