Because of its location convenient to the Harbour Town Golf Links, Schooner Court not only provides fun for the boating enthusiast, but access to one of the prettiest golf courses - and home to the RBC Heritage Golf Tournament - in the area.
What about the size of the villas?
Built in 1971, Schooner Court Villas were some of the first that the original developer of Sea Pines Resort Charles Fraser envisioned in the Harbour Town area. He pictured an enclave of mariner style townhomes like a little seaside village; not overpowering for the area but to take advantage of the beautiful views across to Bull Island and Daufuskie Island.
There are efficiencies, two, three and four bedroom villas - most with views of Calibogue Sound. The size of the villas range from about 700 sqft for the efficiency to over 2000 for the 4 bedrooms. Because of their age, many of the 44 owners have updated their villas with new floors, 8' sliding glass doors to take in the view, new appliances, elevated ceilings, new bathrooms and open kitchens.
The average price range is in the mid-$400,000 for an efficiency up to the $700,000's for a 4 bedroom.
What about Regime fees?
No, we don't mean there is a general staging a coup on the island. We tend to speak in a bit of a different real estate language around here. Schooner Court Villas, Sea Pines Resort, Hilton Head Island, SC fees are initially based on the actual homeowner association dues which are $984. In addition, Schooner Court charges a monthly fee to cover maintenance, landscaping, pest, water/sewer, cable, and annually they have an insurance assessment. This is common on the island. Either your fees will be a bit higher when everything is included, or there is some kind of insurance assessment during the middle of the year. An important factor, if you are financing, is to check to be sure the regime is in good financial health, is collecting all the fees, and has a replacement reserve.
How do I find Schooner Court?
Schooner Court Villas, Sea Pines Resort, Hilton Head Island, SC is conveniently located in the Harbour Town area. You can either take the Sea Pines Trolley from where you are staying, or ride your bike on the many bike trails, or just take a walk. The landmark red and white candy striped lighthouse is the focal point of the area. As you enter the main gate off the Sea Pines Circle, stay on the main road of Greenwood Drive, then veer to the right as you go slowly past Lawton Stables, deadend at Lighthouse Road, go right and just before the lighthouse you'll see the sign for Schooner Court.

What can I do in the Harbour Town area?
What can't you do is more like it! Sit underneath the shade of the Century Oak and read about the history of Sea Pines, and Hilton Head Island which you watch the children of all ages swing in the playground. Listen to a concert during the summer by Greg Russell, a staple of the Hilton Head Island entertainment scene while you sip a cocktail from the bar overlooking the marina. You can watch the 'boats' come in and out of the harbour while you rock on a signature red rocker. Dining experiences range from local seafood at The Crazy Crab, to the Quarterdeck, or if you'd like a bit of a more upscale experience wander over to CQ's with their terrific wine list.
Should you or shouldn't you - buy now?
In normal markets, due to the superb location, size, views, etc. Schooner Court villas are hard to come by. In the height of the market, 2 bedrooms with no views sold for $719,000 - now this same villa was listed for $529,000 - so you be the judge.
